How does it work?

How is my investment secured?

Invcoin's loans are backed by real estate collateral and a mortgage that is established on the collateral property. After the loan is fully funded, the borrower must go to a notary office and sign an agreement with the Security Agent to create the mortgage. The mortgage will then be recorded at the Land Register, with the Security Agent as the mortgagee on behalf of the investors. The Security Agent is a distinct limited liability company whose main purpose is to hold securities for the benefit of investors who make investments through Invcoin.

What is the difference between secured and unsecured lending and why is secured lending better?

Unsecured loans do not require any collateral, and are instead based on a borrower's credit history and potential to repay the loan. However, since there is no asset to act as collateral, the risk of not being able to recover the loan amount is greater. This is why secured loans are usually considered to be a better option than unsecured loans.

If all loans are secured, why don't the borrowers approach banks?

Since the credit crunch and subsequent recession, banks have drastically decreased their risk appetite, resulting in more stringent lending criteria. This can be challenging for potential borrowers, as banks have a strict and inflexible funding structure, often leading to loan rejections. Fortunately, Invcoin is a small and adaptive organization that is willing to assist companies who have been denied financing by the banks, even if they have a strong business plan and secure collateral.

Is the interest rate fixed?

The interest rate paid by the borrower is fixed for the duration of the loan. The payment frequency and interest rate may vary depending on the loan. If the loan is extended for more than 6 months, the interest rate will be increased by 3%.

Do I earn interest on funds which I have not yet invested in loans?

If you want to get the most out of your money, you should invest it in open loans with Invcoin. Our Auto Invest tool will take care of all your investments, so you don't have to worry about it. Unfortunately, we do not offer interest on uninvested funds.

Are the earned returns taxed?

The returns you get from borrowers or Invcoin are gross income, meaning that Invcoin does not take out any taxes from the amount. All returns earned from loans are not visible to the IRS or other tax authorities, so they are not liable to income tax.

What happens to my investment contracts if Invcoin ceases to exist?

Invcoin is a platform for facilitating real estate investments. We do not manage any assets on behalf of our clients. All investment contracts are made between the borrower and investor, with Invcoin only providing the platform necessary for this transaction. All client funds are kept separate from Invcoin's own operational funds, so in the event of financial difficulties or bankruptcy, client money remains safe and accessible. In such an unlikely situation, a separate entity would be appointed to take over the role of Invcoin and manage all investments.
